Airbnb was conceived in 2008 after its founders, Brian Chesky and Joe Gebbia, put an air mattress in their living room and advertised to lease their space for $80 per delegate looking for lodging during a packed conference in San Francisco. After successfully convincing three people to take up their offer, Chesky and Gebbia decided to turn their humble apartment into a bed and breakfast and launched a website that offered short-term living quarters, breakfast, and even business networking opportunities for those unable to book a hotel room in the saturated, very expensive San Francisco market.

As a peer-to-peer service, Airbnb provides a platform for hosts to accommodate guests with short-term lodging and tourism-related activities for which the site charges a Host Service Fee (from 3% to 10% depending on location and listing classification) and Guest Service Fee (typically under 13%) apart from other miscellaneous fees and taxes.
Nightly rates are determined by the host and guests can search for lodging using filters such as location, lodging type, dates, and price. Hosts, meanwhile, will advertise photos, amenities, and certain restrictions on the use of their property, including allowed number of guests, rules, and check-in/out instructions. Furthermore, guests can clarify the terms of their rental by chatting directly with hosts through Airbnb’s secure messaging system.
Before booking, users must provide personal and payment information—with some hosts also requiring a scan of government-issued identification before accepting a reservation. To complete the Airbnb experience, guests will be able to leave public NON-anonymous feedback and reviews of their stay on the site, along with the hosts’ responses if applicable.
To start booking with Airbnb, first-timers should go directly to Airbnb.com or download and install the Airbnb App for Android or iOS mobile devices. Once you find a rental you’re interested in, Airbnb strongly advises you to peruse all the information and details covering the property carefully, such as Photos, Availability Calendar, Amenities, Sleeping Arrangements, Accessibility, Neighborhood (description and map), Policies/House Rules (including Check-in/out details), Reviews, and Host Information. To further clarify details with the rental’s host (especially concerning things like directions to the location, security deposits, cancellation policies, and house rules on cleaning, parking, etc), you can also click on the “Contact Host” button to ask the owner a question.
After you determine the rental is ideal for your needs, review the guest, date, and payment details on the property page and click “Reserve” to start the booking process. Airbnb supports different payment methods, which depend on the country your payment account is located in. In these cases, the host first has to collect and submit evidence supporting that damage has occurred (such as photos and receipts for repairs) and to contact Airbnb's Resolution Center.
As for Cancellations, Airbnb allows hosts to apply one of six (6) options designed to protect both hosts and guests:
Flexible which offers free full cancellations until 14 days before check-in (date shown in the confirmation email). If booked less than 14 days before check-in, free cancellation is valid for 48 hours after booking and up to 24 hours before check-in (guest service fee not refunded).
Moderate offers free cancellations until 14 days before check-in. If booked less than 14 days before check-in, free cancellation is valid for 48 hours after booking and up to 5 days before check-in (guest service fee not refunded).
Strict allows for a full refund of the nightly rate as long as the guest cancels within 48 hours of booking and at least 14 full days before the listing’s local check-in time. After that, guests can cancel up to 7 days before check-in and get a 50% refund of the nightly rate and the cleaning fee, but not the service fee.
Super Strict 30 Days cancellation is by invitation only to certain hosts under special circumstances and offers guests the ability to cancel reservations at least 30 days before check-in and get a 50% refund of the nightly rate and the cleaning fee (but not the guest service fee or the Airbnb service fee). If a guest arrives and decides to leave early, the nights not spent are not refunded.
Super Strict 60 Days is similar to 30 Days but with guest cancellations allowed for at least 60 days before check-in.
Long Term cancellation is automatically applied to reservations of 28 nights or more and allows guests to cancel before check-in (3:00 PM in the destination’s local time if not specified) and get a full refund LESS the first 30 days plus the service fee.
Finally, the Airbnb business model would not work without its Review system in which guests and hosts can rate each other after a stay. Hosts and guests are unable to see reviews until both have submitted a review or until the window to review has closed, a system which aims to improve accuracy and objectivity by removing fears that users will receive a negative review in retaliation if they write one. In addition, the company's policy requires users to forego anonymity so that full transparency is practiced.
The downside is that this may detract from users' willingness to leave negative reviews as Airbnb hosts can read past reviews of prospective guests and if they have a history of leaving negative reviews they’re not as likely to get rented to, favoring rentals to people who only (or primarily) leave positive reviews.
